De-Specialist Works were successful in competitive tender to secure the works on behalf of Capco to transform an existing single retail unit into a split double unit over two floors. The scheme saw us take an existing single unit over two floors and remove the staircase link and infill the structure. With two separate units now available, services were stripped and re-installed to provide individual MEP systems and allow two fully functioning retail units for letting.
De-Specialist Works faced a number of issues on this project, none more so than executing our works in a live retail environment with fully operational retail units either side of our work space. The way we executed our works had to be considered around the busy times of trade to ensure we did not disrupt our neighbours. With the market building being a listed structure, De-Specialist Works were required to seek numerous consents from Historic England, for example to allow the removal of joists to facilitate our floor infill works. Engaging with Historic England and ensuring all parties were aware of our intended programme dates meant that inspections and consents were sought in good time to secure our programme delivery.
